  • How do I choose the right block of land?

    If you have a home design in mind, choosing a block of land is easy—our expert builders can advise which block/s will best suit your chosen design.  Alternatively, speak to our dedicated Sales Team directly—we’d be delighted to discuss which blocks we have that would best suit your requirements.

  • What if I want a new home, but don’t want the hassle of building?

    Manning Lakes has a unique partnership with RIBA Homes, who specialise in building completed homes, ready for you to move straight into. RIBA Ready Homes offers buyers a brand new home, without the hassle of having to go through the building process, whilst still having all the benefits you would expect from a premium builder.

  • What types of properties are on offer at Manning Lakes?

    Manning Lakes offers a range of different products to suit buyers of all tastes, lifestyles, and family sizes.

    These include:

    • Land
    • Home and land packages
    • Ready to move in homes built by RIBA Homes, who offer a range of 3, 4 and 5-bedroom homes
  • How long does it take to build a home?

    It usually takes eight to ten weeks to obtain council approval (your builder will do this for you) and approximately six months to build. Get in touch with Lake Macquarie City Council for more information on Council approval.

    Alternatively, you can speak to our Sales Team and enquire about our current availability of completed homes.

  • What builder should I choose?

    There are many project builders that are able to build on your land. Check with the Office of Fair Trading first to see if they are licensed and then inspect their display homes. When you choose your home, ask the builder to prepare a written tender to build the home on your lot, or you can select from our house and land packages.

  • Do I have to build straight away?

    There is no obligation to build immediately, we encourage flexibility and allow residents to build when you are ready.

  • Are there any covenants on the block?

    Any applicable covenants will be specified on the plans we supply.

  • Are there any government grants available?

    You may be eligible to apply for one of the following NSW Government grants:

    • First Home Owner Grant (New Homes) Scheme.
    • First Home Buyers Assistance Scheme.
    • The $15,000 HomeBuilder Grant.
    • Visit www.osr.nsw.gov.au/grants.
  • Where are the local shops located?

    Taree town center is only a short 15-minute drive. With all essential amenities such as hospitals, schools, health centers, parks, and community centers. There is also an abundance of dining options including cafes, pubs, and restaurants. Manning Mall is a large shopping precinct that includes Woolworths, Coles, target plus many more specialty shops.

  • Where is the nearest airport?

    Taree Airport is an easy 7-minute drive from Manning Lakes.

  • How do I secure a block of land?

    You can secure your chosen block of land by simply reserving the block. To do this you will need to pay a $1,000 Reservation Fee and complete the appropriate paperwork. A contract is then forwarded to your solicitor (if you don’t have one, we can recommend a solicitor).

    At the same time, you can select a builder to prepare a tender/builder’s contract. The land is then exchanged and settled into your name, and the building process can be organised from there.

  • Who can help me finance?

    Most banks and building societies will assist with lending for land and houses. Be sure to speak with someone who has particular experience with new homes—our Sales Team can assist with recommending a number of specialists that will help secure financing for your new home.
